How It Works

The main terms most customers care about

This is the plain-language version. Your signed proposal, work agreement, approved scope, and any written change orders make up the full contract for your job.

Payments, walkthrough, and completion

  • We require a 50% deposit at signing before we schedule the job, pull permits, or order materials.
  • The remaining 50% is due upon substantial completion following the final walkthrough.
  • Minor punch-list items do not delay final payment, but we will address valid items within a reasonable time.
What “substantial completion” means The project is usable for its intended purpose even if a few minor touch-ups or administrative closeout items remain.

Permits, changes, and hidden conditions

  • Required permits are included for the contracted scope unless your proposal says otherwise.
  • Scope changes, upgrades, layout changes, or code-driven additions must be approved through a written change order.
  • If we uncover rotten framing, drainage issues, buried obstructions, or other hidden conditions, that extra work is outside the original scope and billed separately.
Good to know Surveys, property-line disputes, HOA issues, or pre-existing violations outside the original scope can trigger added cost or schedule changes.

Scheduling, delays, and site access

Start dates and completion windows are good-faith estimates, not guarantees. Weather, manufacturer lead times, permit timing, inspections, concealed conditions, and customer-requested changes can move the schedule.

  • Customers must provide safe, reasonable jobsite access.
  • Please move vehicles, furniture, grills, planters, pets, and other personal property away from the work area.
  • You are responsible for identifying private irrigation lines, invisible fencing, septic components, and owner-installed systems not covered by standard utility locates.

Materials and normal wood behavior

Pressure-treated wood, cedar, and other exterior materials are natural products. That means color, grain, moisture content, and surface behavior will vary from board to board and from season to season.

  • Checking, minor splitting, shrinkage, swelling, cupping, twisting, and color shift are normal material characteristics.
  • Samples, renderings, and online photos are guides, not exact guarantees of lot-to-lot appearance.
  • Repair or tie-in work covers the portion we touch, not the overall performance of older existing construction.
Warranty & Service

How issues are handled after the job

2-year craftsmanship warranty

Our workmanship is backed by a written two-year craftsmanship warranty starting at substantial completion.

  • The warranty covers workmanship we performed under the contract.
  • For repairs, resurfacing, tie-ins, or partial rebuilds, coverage applies only to the specific work we performed.
  • Manufacturer defects follow the manufacturer’s warranty, not ours.

First right to inspect and cure

If you believe there is a defect, deficiency, or incomplete item, notify us in writing with reasonable detail. We keep the first right to inspect and fix it.

  • Please do not hire another contractor to perform corrective work before giving us a fair chance to inspect and cure the issue.
  • Unauthorized third-party repairs can limit or void our responsibility for those costs.
  • Write-ups, photos, and a clear description help us move faster.

Not covered: normal wear, weathering, drainage problems, ground movement, storm damage, lack of maintenance, abuse, impact damage, alterations by others, or ordinary wood movement.

Cancellation policy

If a project is canceled after signing, we may retain or recover amounts tied to reserved schedule time, permit work, design/estimating beyond normal bidding, ordered materials, special-order items, non-returnable products, delivery charges, restocking charges, and other actual commitments or losses caused by cancellation.

If life genuinely throws you a curveball, call us. We reserve the right to offer a discretionary credit toward a rescheduled project, but that is handled case-by-case and does not waive the contract terms.
